We know how to provide a day-to-day service that adds value to both owners and tenants.

We make sure that our clients always have one main point of contact, and we have put systems and processes in place to accommodate that:

  • Our telephone is answered within two rings.
  • Telephone calls are returned on the same day, and emails are responded to within one business day.
  • We carry smartphones, so have access to email out of the office.​
  • We have a 24-hour emergency number.​

ACCOUNTS
We provide our clients with timely reporting information. We can unpick and reconcile your current accounting position and quickly put the building onto a firm footing.

LOCAL CONTRACTORS
We have been involved with everything from very minor works to major renovations on larger buildings. We have contractors to suit every eventuality. Whether you live in a block of studio flats or a high-end luxury development, our contrators will consistently offer good value for money.

Most importantly, we have no affiliation with any contractors, and we take no commission on any contractors’ invoices – our aim is getting you the best person for the job.

WHAT MAKES US DIFFERENT?
From our first conversation you will notice a difference.

Our Block Manager fees are low-cost and transparent. So much so that we've decided to openly publish them. The standard fee is the only cost you'll ever pay us and is based on the size or type of your development, e.g. (A, B, C or D.)

Technology has allowed us to streamline our business and reduce overheads. Our low-cost fees are just one example of how these savings are being used to benefit the customer.

Once we have agreed terms and your current agent has been given notice, we write to them with our handover list and deal with them directly for a smooth handover.

There are usually issues to resolve. That’s why you’re changing agents. It's in our remit to comprehensively manage and improve the general running standard of the block to your expectations within three months. We also include services that our competitors charge extra for or just contract-out. Specifically, company secretarial work and health & safety surveys.

Customer satisfaction is our primary goal, and to underline our confidence that you'll be wholly satisfied, we merely ask to be engaged on a month-to-month basis. This effectively gives owners a performance based contract, which can end if we fail to operate as promised. We don't even have a termination fee to discontinue our service.

By our first meeting following instruction, we’ll be able to reassure you that your block is in capable hands.

Regular updates prevent problems. In the first few months we’ll be in regular contact to resolve any issues. We create detailed issues lists for each block, and they form the basis of the information pack provided in client meetings. By keeping on top of issues we can deal with small problems before they become major ones. We'll also report on the feasibility of reducing the buildings’ service charges.
